MDE Property and VINE Projects

About Us

Matt Edwards of MDE Property and David Walsh of Vine Projects established their development partnership in 2016. Since then, they have successfully delivered a range of convenience retail, childcare, medical and boutique residential projects.

Their partnership, however, goes back much further. Matt and David have been friends since meeting at school in 1990. Both went on to graduate from QUT with a Bachelor of Applied Science (Property Economics) in 2001 and have worked across the property industry ever since.

Their complementary experience provides a strong foundation for the partnership. David brings an extensive background in property valuation, while Matt specialises in site acquisition and property development. Together, they bring the commercial, technical and practical expertise required to manage projects from site identification and feasibility through to approvals, delivery and completion.

At the heart of the partnership is a straightforward approach: operate with integrity, treat people with respect and be easy to deal with.

Matt and David focus on delivering well-considered developments that respond to genuine community needs, particularly in convenience retail, childcare, healthcare and residential property.

Matt Edwards

Matt has worked in the property industry since 2000, building extensive experience across property transactions, leasing, site acquisitions and development before establishing MDE Property in 2016.

Prior to MDE Property, Matt held property roles with several major national and international organisations, including:

  • JLL – Industrial sales and leasing.
  • Woolworths – Retail leasing and site acquisitions.
  • Caltex (now Ampol) – Service station and truck stop leasing and development.
  • Puma Energy (now Caltex) – Site acquisitions, development and leasing of service stations and truck stops across Queensland, New South Wales and the Northern Territory.

This experience provided Matt with a strong understanding of the complete property development lifecycle, from identifying and securing sites through feasibility, commercial negotiations and approvals to development and delivery.

Through MDE Property, Matt applies this experience to identifying and delivering commercially viable property opportunities across a range of sectors.

David Walsh

David began his property career with Herron Todd White in 2000 as an Assistant Valuer. After becoming a Registered Valuer in 2002, he progressed rapidly within the business and, in 2007, became the youngest valuer in the company to be promoted to Director.

Today, David heads the Industrial Division for Herron Todd White’s Southern Queensland entities, bringing more than 25 years of property valuation and advisory experience to the partnership.

Alongside his valuation career, David is actively involved in property development with Matt, applying his extensive knowledge of property values, market fundamentals and commercial feasibility to the identification, assessment and delivery of development opportunities.

David’s valuation expertise complements Matt’s background in site acquisitions and development, providing the partnership with a strong commercial foundation across the entire development process.

Projects

64 Beerburrum Rd,
Caboolture

Development of a standalone 7-Eleven service station, sold on a fund-through basis to a private investor for $5.3 million.

136 Uhlmann Road,
Burpengary East

Development of a 7-Eleven service station and 120-place childcare centre leased to Busy Bees. The site was subdivided, with the completed properties sold separately to private investors for $4.672 million and $4.825 million respectively.

84 Bellmere Road and 5 River Drive,
Bellmere

Development of a 7-Eleven service station and five specialty retail tenancies, sold to a private investor for $7.925 million. The adjoining 120-place childcare centre, leased to Busy Bees, was separately sold to a private investor for $4.68 million.

10-12 Telemon Street,
Beaudesert

Development of a standalone childcare centre secured by a 15-year lease to Edge Early Learning and sold to a private investor for $4.636 million.

29 Bellevue Parade,
Taringa

Development of four luxury townhouses, sold on completion to a combination of owner-occupiers and private investors.

37 Maleny Street,
Landsborough

Acquisition of a 4,700m² site and development approval for a 112-place childcare centre and two residential lots. The DA-approved site was subsequently sold to a childcare owner-operator for $2.45 million.

131 and 143 Uhlmann Road and 116 Buckley Road,
Burpengary East

Acquisition and amalgamation of three prominent adjoining sites within the Burpengary East growth corridor. The consolidated site was subsequently sold to a major developer and is now being developed as a Woolworths-anchored neighbourhood shopping centre.

27 Cassowary Court, Caboolture

Off-market identification and acquisition of a development site, followed by securing development approval for 31 townhouses. The DA-approved site was subsequently sold to a local builder.
